Gold Coast continues to boom with latest predictions exceeding major cities across the country
With young couples, families, downsizers and retirees flocking to the Gold Coast and increasingly choosing the coastal lifestyle over major cities, the much-loved GC continues to grow with demand.
In the fastest-growing state in the country, the Gold Coast has seen a boom in migration for young couples, families and downsizers over the past few years. With world-famous beaches, a thriving cafe and restaurant scene, and lifestyle that offers both bustling city, relaxed beachside and tropical hinterland activities, it’s no surprise that the Gold Coast is the preferred place to be.
The Gold Coast’s current population stands at approximately 700,000 driven by a growth rate that has exceeded the 17% Queensland average over the past 10 years. In 2022, the region recorded the second largest population growth among major Australian cities. A substantial portion of this population increase is due to interstate migration, particularly from cities like Sydney and Melbourne.
With an impressive pipeline of projects and substantial investments in infrastructure, including the anticipated benefits of hosting events during the 2032 Olympics, this region is poised for continued growth that can only intensify as the population heads closer to the million people mark.
Recent data from PRD found that the price of a typical Gold Coast house could hit a staggering $2.7 million, outstripping every capital city in the nation by the end of the decade. The shock forecast found local house prices would more than double by 2030, surpassing Australia’s current most expensive city of Sydney by more than $200,000, and Melbourne by $622,000.
Between 2021 and 2041, Gold Coast North is expected to accommodate an extra 35,000 people, with recent data revealing Labrador and Biggera Waters playing a major role in that population growth.
